Can I get my $250 reservation back?
Yes, in full, during your 10-day review, before exchange of agreements in the Cayman Islands. Ask in writing and we’ll refund your reservation in full within 5 working days, at no cost. On exchange, it counts towards the land price and becomes non-refundable.

Can I sell the lot before I’ve finished paying?
You can pass your purchase agreement to a new buyer, who takes over your payments. The new buyer must pass our anti-money-laundering checks, the documents must be notarised (signed in front of an official who certifies signatures), and there’s a $1,500 transfer fee. Talk to us first. The government can charge stamp duty on a transfer of an agreement, so both buyers should ask a Cayman lawyer.

Can I buy with other people, or through a company?
Up to five people can be named on one agreement, and each person passes their own anti-money-laundering checks.
If you are considering purchasing through a company structure, speak to a qualified Cayman Islands lawyer and your own tax adviser before reserving. We can introduce you to a Cayman Islands lawyer who can assist in registering a company in the Cayman Islands to complete the transfer.

Can I swap to a different lot?
It’s possible. We look at each request individually. For example, you could move from a land lot to an ocean-front lot, with your payments so far credited towards it. There’s an administration fee to cover the legal paperwork, and we confirm everything in writing first.

You pay the Oasis company in the Cayman Islands named in your purchase agreement.

I'm paying in US dollars but my money is in another currency. What if the exchange rate moves?
Your dollar payment never changes, but what it costs in your home currency does. If your currency weakens against the dollar, your monthly payment costs more. If it strengthens, it costs less.
Some buyers use a currency specialist to lock in a rate for a period using a forward contract. This fixes your cost in your home currency for that period but is a binding commitment - if your currency strengthens you still pay the fixed rate and cancelling early can carry a cost.
Use a provider regulated in your country of residence. Oasis does not recommend a specific provider and this is not financial advice. Speak to your bank or a regulated currency specialist about your options.

Do I have to build?
No. There’s no deadline to build. The one exception is the Cayman Brac stamp duty waiver (see “What are the Cayman Brac concessions?”): if you use it, you must build within two years. Your purchase agreement asks every owner to keep their lot and the development in good order.

Why do many owners wait before building?
Most finish paying for the land first. Some visit at different times of year before choosing where the house will sit, and others are a few years from retiring. Designing a home, getting planning approval and collecting builders’ quotes all take time, and you go at your own pace.

What does it cost to own the land while I decide?
Nothing each year. There’s no annual land or property tax in the Cayman Islands, and Oasis charges no annual fee. You just need to keep your lot in good order, as set out in your purchase agreement.

What are the Cayman Brac concessions?
To encourage building on Cayman Brac, the government offers these savings until 31 December 2030:
No stamp duty on undeveloped land under $2 million. On this lot, that saves you 7.5% of the land price.
No import duty on building materials or household appliances.
3% stamp duty instead of 7.5% on property that already has a house.
If you use the stamp duty waiver, you must build a home within two years, with planning approval and a certificate of occupancy (the official sign-off that it’s fit to live in). You can apply for two more years. If you don’t build in time, you pay the stamp duty plus a 10% penalty, and you can’t sell the land until the condition is met.
You decide whether to use the waiver when the land transfers to you at the end of your payments. The concessions have been renewed three times since 2011, but no one can guarantee they’ll continue after 2030.

Do I need permission to build?
Yes. Every new home needs planning approval and a building permit. On Cayman Brac, planning applications are decided by the Development Control Board, which meets monthly at Stake Bay. An island architect normally handles the application for you.

What about water, electricity and access?
Services vary from lot to lot. See the services listed for this lot above, and confirm connection points, capacity, installation needs and any associated costs before planning works.
What should I know about hurricanes?
The Cayman Islands are in the Caribbean, where hurricanes and tropical storms are a risk. The parcel is listed at Approximately 88 ft above sea level. Elevation alone does not remove storm, wind or drainage risks.
Ask a qualified local surveyor or engineer to assess the site and confirm the current Cayman Islands building requirements. Discuss hurricane-resistant design and Miami-Dade’s high-velocity hurricane-zone standards and approved products with your engineer; they should confirm what is suitable and accepted for your Cayman project.
For any future build, arrange appropriate insurance and speak to a licensed insurer or broker about hurricane, windstorm and flood cover, exclusions, excesses and the cost of rebuilding.
Owning land does not give you the right to live in the Cayman Islands. Residency and immigration permissions are separate. Seek advice from a qualified Cayman immigration professional about your circumstances. We can introduce you to a qualified Cayman Islands immigration professional.
Who can buy, and what checks are needed?
International buyers can purchase freehold land in the Cayman Islands. Every purchaser completes identity and source-of-funds checks. Ask the team which documents are required before you reserve, especially if purchasing through a company.
