01 · Why the Cayman Islands?

A beautiful place, with practical reasons to look closer.

The scenery gets your attention first. The ownership rules, the flights and the everyday services are what decide it.

Summer, all year. Highs of 29–32°C (85–90°F) in July and August, sea temperatures of 25–30°C (78–86°F), and trade winds to cool it down.

A British Overseas Territory, under British Common Law. The land registry was created and sponsored by the British Government on its own model, so every parcel has a unique number on a central database and ownership is easy to check.

More people arriving every year. The population grew from 69,914 in 2019 to 84,738 in 2023, and demand for both purchases and rentals grew with it.

Holiday letting has drawn homes out of the long-term rental pool. Q1 2024 set a record for sales volume with over 200 transactions, and produced the islands’ first sale above $3,000 per square foot. Oasis Land Development Limited are not financial advisors and do not offer financial advice.

Well connected, and it shows. Modern roads, with mobile, broadband and TV on a par with the UK, Canada and the US. Owen Roberts International has tripled in size and handles nearly 2.5 million passengers, with 27 non-stop routes flown by 9–10 airlines from the US, Canada, UK and the Caribbean.

There are no restrictions on foreign ownership of land. Anyone, of any nationality, can buy. Stamp duty is payable on transfer; 7.5% is paid to the Cayman Islands Government. This standard rate applies below CI$2 million; other rates or concessions may apply.

There is no annual land or property tax. Stamp duty is payable on transfers, and import duties apply to construction materials and goods brought into the islands. Seek independent tax advice for your own jurisdiction before making any purchase decision.

One fixed plan.

  1. Reserve your chosen lot

    US$250.00 fully refundable reservation

    Paid online by card via Stripe. Exclusively holds the land off the market for 10 days. This temporary hold gives you time to review the documents, carry out due diligence and take independent legal advice.

    Fully refundable if you choose not to proceed before signing the Agreement of Purchase and Sale. Once signed, the US$250 is credited towards the price and becomes non-refundable.

  2. At exchange of contracts

    US$10,000.00 deposit

    Paid at exchange of contracts, within the 10-day reservation window, once you’re ready to proceed. Your Agreement of Purchase and Sale sets out the fixed payment schedule.

  3. Over the following 6-year term

    US$1,243.06 per month*

    The remaining US$89,500.00 is spread over 72 monthly payments at 0% interest. Payment dates are confirmed in your agreement.

Stamp duty is assessed on the higher of the purchase price and market value. This illustration uses US$99,750.00 and the current standard 7.5% rate. The standard rate is 10% for transactions at or above CI$2 million; concessions may apply. Confirm the assessment, applicable rate and payment timing with your Cayman attorney. Oasis’s payment plan provides for completion costs when the balance is paid and title transfers. Any independent attorney, valuation or other professional fees are separate; obtain a written quote.

This lot has a fixed six-year term. Other listings may have different fixed terms, including eight years on Grand Cayman. Always use the deposit, term and monthly amount on the actual listing and in your signed agreement.

    Every lot comes with outlined planning permission and 100% freehold title. A full suite of architectural drawings, valued at $25,000, is included in the purchase price, so you can see the build before you commit.

    What it costs to build

    An indicative starting point from our July 2025 guide. Your final budget will depend on the home you design and current contractor quotations.

    What it costs to build on it

    Oasis commissioned PwC, one of the Big Four professional services firms, to undertake independent research into construction costs in the Cayman Islands. Our July 2025 guide presents an indicative starting cost of US$290 per square foot.

    • Specification drives the price. Kitchens, bathrooms, glazing, flooring and roof are what separate a standard build from a high-end one.
    • Materials are imported. Ask your contractor to confirm shipping, import duties and local supply costs within your quotation.
    • Your drawings are included. A full suite, valued at $25,000, so the design stage is not an extra line on your budget.
    • We will introduce you to the trades. Architects, builders and project managers we have worked with for years. You instruct them directly and get your own quotes.

    There is no rush. No obligation to build, and no deadline. Many owners hold their lot for years and decide when it suits them. Building is a separate project. Obtain current written quotations when you are ready to build.

    The US$290 figure is a July 2025 budgeting reference, not a current quotation or guaranteed building price. Actual costs depend on the island, site conditions, design, specification, materials and contractor. Confirm the scope of your quotation, including site preparation, professional fees, approvals, utilities and contingency. Oasis sells land and is not a building contractor. Obtain a current written quotation before committing to a build budget.

    People to build with

    We know the architects, builders and project managers across the islands and will point you to reputable ones. You instruct them yourself, and the contract is between you and them.

    Grand Cayman is the busy one. The Sister Islands are quiet. The Island Life chapter above shows all three.

    Know what you are buying

    Freehold title. Clear checks.

    Your own registered land

    Freehold means ownership of the land, rather than a time-limited lease. Each lot has a block and parcel reference that can be checked at the Cayman Islands Land Registry.

    Review before you commit

    Use the reservation period to review the documents and instruct your own Cayman attorney. Ask them to check the registered owner, title, charges, restrictions, access and planning position for your chosen parcel.

    Understand when title transfers

    On the Oasis payment plan, title transfers into your name after the purchase price is paid in full. Until then, your rights and obligations are set out in your signed purchase agreement. Registration protects title under Cayman law; it is not a guarantee of investment returns.

    The deposit is paid at exchange of contracts, within the 10-day window. Complete the purchase agreement digitally and follow the fixed payment schedule it sets out. Our team is available if you need help. On signing, the reservation fee is credited towards the price and becomes non-refundable.

    Does the land price include building a home?

    No. Drawings are included, and Chapter 2 gives indicative build costs. Building itself is a separate cost; obtain written quotes.

    Before you sign

    The reservation is refundable before signing and exchanging the purchase agreement. After signing, it becomes non-refundable and is credited towards the land price. This applies to the reservation fee, not deposits or other payments.

    Requesting a refund

    Email compliance@oasis-land.com with your name, reservation details and payment confirmation. Oasis confirms cancellation and refund approval in writing.

    How the refund is paid

    After confirmation, refunds are processed within seven working days through Stripe to the original payment method. Your bank or card provider may take additional time to display the credit.
