07 · What the government is investing in

    Looking ahead, with the facts.

February to April 2026 · Preliminary work

    Water for the Sister Islands

Pilot wells were drilled between February and April 2026 for future water works on Cayman Brac and Little Cayman. Survey analysis will inform the next stage; this is not a completed public supply for Little Cayman.

    08 · Your ownership

    Reserve. Pay. Yours to plan.

    1. Reserve

Choose online. US$250 paid via Stripe holds your lot for 10 days while you review the documents.

    2. Pay

Sign the purchase agreement securely via DocuSign, pay the deposit at exchange and follow the fixed monthly schedule.

    3. Registered in your name

After the balance and completion costs are paid, the transfer is completed and your ownership is registered.

Cayman’s government-backed land register records freehold ownership. Ask an independent Cayman attorney to check the title, restrictions and contract, and advise whether to register a caution to protect your interest while you pay.

    09 · 12 reasons to own land

    A place in your plans.

Buying land lets you separate the decision to own from the decision to build. Explore the ownership protections, the practical costs and the freedom to plan on your own timeline.

    1. Government-registered freehold title.

Freehold, or “fee simple”, is ownership without a lease expiry date. On transfer, your name is entered on the government Land Register and title is backed by the Government, subject to the law and registered interests. A copy of the register provides evidence of ownership; Cayman does not use paper deeds, and title insurance is generally not needed.

Oasis lots are surveyed by a government-licensed land surveyor, with permanent concrete boundary markers and numbered brass caps recorded with Lands & Survey. Removing or damaging survey marks is an offence. Have a licensed surveyor identify your lot’s markers before work begins.

A numbered brass boundary cap, as set on every Oasis lot.
    2. Buy from overseas.

There are no restrictions on foreign ownership of Cayman land. Buyers from the US, Canada and elsewhere can own freehold land. Your attorney can explain the taxes, immigration rules and any concessions relevant to you.

    3. Protection while you pay.

Your Cayman attorney can advise on registering a caution against the lot. It records your claimed interest and can restrict dealings with the title under the applicable legal process.

    4. No annual land or property tax.

There is no yearly government property-tax bill for holding your land.

    5. Build on your own timeline.

There is no general deadline to build, subject to development covenants, planning conditions and any stamp-duty concession you claim. Get several quotes when you are ready and choose the builder, timing and finish that suit you.

    6. Know the completion costs upfront.

The land price and monthly payments are clearly separate from completion costs. Allow for government stamp duty, Oasis’s legal/administration fee and any independent professional advice.

Stamp duty is payable on transfer to the Cayman Islands Government. The standard rate is 7.5% below CI$2 million, and 10% on the full value at or above CI$2 million; concessions can apply. See the worked completion-cost example below.

    7. Start with drawings included.

Your purchase includes architectural drawings. Confirm the designs supplied for your lot and any adaptation or approval costs. Homes must meet Cayman’s applicable building codes and hurricane-resistance requirements.

    8. Understand the infrastructure.

Review roads, power and water before choosing your lot. Water arrangements differ by island, and infrastructure may be completed or in development. Signature One’s plans include underground power and piped water connections.

    9. Secure the land, plan the home.

You can make the land decision first and obtain construction quotes later. Oasis’s commissioned 2025 research used around US$290 per square foot as an indicative building benchmark; your future quote will depend on your own plans.

    10. A small country, three distinct settings.

The Cayman Islands cover about 264 square kilometres, or 102 square miles. Choose the island and neighbourhood that suit your life, from Grand Cayman’s connections to the quieter Sister Islands.

    11. Fixed monthly payments at 0% interest.

Pay directly to Oasis under the fixed deposit, term and monthly schedule shown for your lot. Prices are in US dollars. Ownership is registered after the balance and completion costs are paid and the transfer is completed.

    12. Time to review before committing.

A US$250 reservation paid via Stripe holds the lot exclusively for 10 days. It is fully refundable before signing the purchase agreement; once signed, it is credited towards the land price and becomes non-refundable.

A property market with a record behind it.

    More than US$1.086bn

Property sales recorded by CIREBA reached more than US$1.086 billion across 858 transactions in 2025, an all-time record. The first quarter of 2026 followed with US$502 million on 654 sales, with sales value up 60% on the same quarter a year earlier.

Knight Frank, The Wealth Report 2026

Knight Frank's Wealth Report 2026 recorded prime residential prices in the Cayman Islands rising 11.0% during 2025, sixth of the hundred markets it tracks worldwide. Buying from the United States?

US-dollar pricing and familiar fee-simple ownership, with title recorded in Cayman’s government-backed register. Building follows Cayman’s own codes.

An English common-law legal system and familiar freehold ownership. All examples are in US dollars; plan for currency exchange and seek advice for your circumstances.

    10 · Building your home

    Build when life is ready.

A family home, a place for winter, or a future you have yet to decide. There is no annual land or property tax, and no general requirement to build straight away. Review the services and any development rules for your chosen lot, then plan a home around your life and budget.

Your home in the Cayman Islands

A place for winters, for family, or for the years ahead.

    1. No general deadline. Hold your land until you are ready, subject to development covenants, planning conditions and any stamp-duty concession you claim.
    2. Choose your moment. You do not have to accept the first quote. Ask several builders to price the same specification.
    3. Price the home when you are ready. Today’s construction benchmark is a guide, not a promise of what a future build will cost.
    4. Start with your included drawings. Confirm which designs come with the lot, and budget for any changes, engineering or approval work.
    5. Arrange local project management. An independent local project manager can coordinate builders, planning and inspections while keeping you informed from home.
    6. Have the price checked. A quantity surveyor can review quantities, costs and a builder’s proposal before you sign.
    7. Follow the building process. Obtain the required planning and building approvals. Government inspections apply as construction progresses.
    8. Keep approvals current. Planning permission is generally valid for five years, so obtain your building permit within that time; construction must then start within one year of the permit being issued. Check the conditions and current deadlines for your project.
    9. Set your own scope. Your home’s size, specification and finish shape the budget. Construction is separate from buying the land.

    Build now, later, or never.

Buying land does not commit you to building. You decide if and when a home comes next.

    Build soon

Start with the architectural drawings included with your lot and bring in a builder when you are ready.

    Build later

Hold your lot while life catches up: at retirement, once the children have grown, or whenever the time feels right.

    Keep it as land

You never have to build at all. Many owners simply hold their freehold (fee simple) lot, with no annual land or property tax to pay.

Subject to any development covenants, planning conditions or stamp-duty concession that apply to your lot. Your listing and purchase agreement set these out.

11 · Payments and completion costs

You can reserve directly through the website. A callback is optional and does not reserve land or take payment.

Do I need to have chosen an island or a lot?

No. Start by browsing the island guides and actual listings on our website. If you would like help choosing, our team can talk through the locations and options with you.

What should I check alongside the monthly payment?

The full lot price, deposit, term and reservation terms. Government stamp duty and the US$1,520 legal/administration fee are additional. See the completion-cost breakdown above, and budget separately for any independent professional advice.

What information can I review before deciding?

The website listings show lot details and fixed payment plans. A due diligence pack is available for review; our team can answer questions or provide a personalised proposal if you would like one.

Does the land price include building a home?

No. Drawings are included, and “Building your home” gives indicative build costs. Building itself is a separate cost; obtain written quotes.

Does owning land let me live in Cayman?

Not on its own. Owning land does not give you the right to live or work in the Cayman Islands. Most visitors from the US, Canada and the UK can stay as tourists, and longer stays are covered by separate residency rules. Ask a Cayman immigration attorney what applies to you.

What if I miss a payment?

Your purchase agreement sets out what happens if a payment is late or missed. Read it with your attorney before you sign, and talk to us early if your circumstances change.

Can I sell the land later?

Yes. Once title is registered in your name, you can sell it like any other freehold land. If you want to sell or transfer before your plan is complete, the terms in your agreement apply, so ask us first. Land values can go down as well as up.

I want a finished home, not land. Can you help?

Oasis sells building land, not finished homes. Many owners secure their lot now and build later using the drawings included with their lot. If you need to move in straight away, a finished home is a different kind of purchase.

What happens after I request a callback?

We talk through your plans, answer your questions and explain the lots and payment plans that fit. You decide what happens next.
