Two-unit residential structures are permitted on lots over 12,500 sq. ft. (1,161 sq. m.). This is a popular option for owners who want a primary residence plus a separate guest unit or short-term rental income.

Pools and outdoor structures

Swimming pools, decks, cabanas, and outdoor kitchens are permitted on freehold land within the site coverage limits. Most outdoor structures don't count against the building footprint cap.

Multi-storey construction

Up to two storeys on most lots, with three storeys permitted on selected oceanfront parcels — subject to Cayman Islands Planning Department approval.

Mixed-use options on Cayman Brac and Little Cayman

Selected parcels on the Sister Islands carry mixed-use zoning, allowing residential or approved commercial structures within local planning guidelines. This is particularly useful for buyers planning eco-retreats, vacation rentals, or boutique hospitality concepts.

All Cayman Islands new-build construction must meet Miami-Dade Category 5 hurricane codes — among the strictest residential construction standards in the world. Cayman Islands building inspectors enforce these standards at every stage of construction.

What's included in your architectural concept package

Every freehold land lot comes with a complimentary set of six architectural concept drawings created to meet Cayman Islands planning requirements. The set typically includes:

  • Floor plans for one or more home configurations
  • Elevation drawings showing exterior treatments
  • Site placement options within the lot boundaries
  • A specifications summary covering Miami-Dade construction standards

These concepts are a value-add — there is no obligation to use them. You may choose any of them, modify one with a licensed Caymanian architect, or commission an entirely new design. They exist to give you a starting point and to demonstrate what is permissible on your lot.

Site readiness — what's already done before you buy

Before any lot is offered for sale, the following infrastructure work has been completed by Oasis Land Development:

  • Professional licensed surveyor's plan with verified boundary dimensions and GPS coordinates
  • Permanent surveyor marker caps installed at all four legal boundary corners
  • Direct road access constructed to Cayman Islands NRC standards
  • Verified elevation and topography records
  • Utilities infrastructure — piped mains water on Grand Cayman; delivery services on the Sister Islands; CUC electricity (roadside or underground) on most lots
  • Telecommunications access — telephone, internet, cable TV

Working with builders

Oasis is the developer, not the builder. When you are ready to break ground, our local team at Oasis Land Cayman Limited can introduce you to two or three licensed Caymanian builders suited to your lot's location, footprint, and budget. Every recommended builder holds a current Cayman Islands Planning Department registration and Trade & Business Licence. The build contract is between you and your chosen builder; Oasis takes no referral fee and steps back once the introduction is made.

Building approval timeline

From submitting plans to the Cayman Islands Planning Department to first slab pour, expect a typical timeline of 8–14 weeks for residential approvals on standard concept designs. Custom designs requiring Planning Board review may add 4–8 weeks. Construction itself typically runs 9–18 months depending on home size and finish level.

Building is always optional

You are never required to build on the land. Many owners hold their freehold for years before deciding what to do with it — there is no annual tax pressure forcing you to develop, and the land appreciates while you decide. Some owners build immediately. Others wait for retirement, family changes, or rental-market timing. The freehold gives you the optionality.
