The Buying Guide
Most people picture buying land overseas as complicated, and most people have never done it. So here is the whole journey in plain language: five steps, the first one refundable, with the documents, the costs and the timings all laid out the way we would explain them across a table.
Before you start: you can do all of this from home
Every step below can be completed remotely. Our team records the lot tours, sends the documents by email and guides you through the electronic signing. You can ask questions at any stage, and you do not need to visit Cayman to complete the purchase.
The five steps
Choose your lot
Browse the featured lots by island. Every listing shows its price and its fixed monthly figure side by side, with photos, the survey boundaries and, on most lots, a video tour so you can walk the ground from your sofa: the road, the neighbours, the view.

Reserve it for $250
A fully refundable US$250 holds the lot for 10 days and takes it off the market while you decide. It takes minutes online. If you proceed, the $250 is deducted from your balance. If you do not, it comes back in full, no questions, no forms.
Review everything
Within a day you receive the full Agreement of Purchase and Sale by email, along with the lot's due diligence pack. Each document earns its place: the survey plan shows your exact boundaries with GPS coordinates, the Land Registry extract proves the parcel exists and who owns it today, and the zoning confirmation tells you what you may build on it.
We recommend reviewing it all with your own independent Cayman Islands attorney. The 10 day window exists precisely so you can. If anything in the pack changes your mind, the $250 is refunded and the lot goes back on the market. Nothing is lost but a little of your time.
Sign, then start your plan
When you are comfortable, the documents are signed electronically, and the standard identity and source of funds checks are completed at the same time. They are the same checks any regulated property purchase involves, and the team guides you through them step by step.
A deposit then secures the Agreement, US$10,000 on most lots and with no deposit options available on selected lots, and your fixed monthly payments at 0% interest begin: up to 72 months, monthly or quarterly, by bank transfer, Wise or standing order. The full detail lives on the payment plan page.
Title in your name
When the final payment clears, whether that is on schedule or years early, the freehold title formally transfers into your name at the Cayman Islands Government Land Registry under English Common Law, normally within 4 to 6 weeks. You receive the registered title deed. The land is yours outright, for good.
What it costs beyond the land
Two one-off completion costs apply, and you see both in writing before you commit: Government stamp duty, typically 7.5% of the purchase price, and a US$1,520 legal administration fee. There is no annual land or property tax in the Cayman Islands.
Do I need a lawyer?
You are welcome to use your own independent attorney, and many purchasers do. Some, comfortable with the registry paper trail, choose not to. It is genuinely your call: the process does not require it, the 10 day review period makes room for it, and we will happily talk to your lawyer directly if that is easier for you.
After the final payment
You can build when you are ready. Most of our lots have roads and infrastructure in place, with outline planning permission already secured, and six architectural drawings are included with the land. There is no deadline to build and no annual land or property tax while you hold the land.
What you hold at the end
A signed Purchase Agreement, the survey plan with GPS coordinates, the Land Registry extract, the zoning confirmation, six architectural drawings, and the registered freehold title deed in your name. More than 1,000 purchasers have completed this process with Oasis since 2008, buying directly from the developer.
