The Payment Plan
The Payment Plan
Land you own outright, paid monthly at 0% interest. That one line raises an obvious question: how can any company offer that? This page answers it properly, along with everything else people ask us about the plan.
Why 0% is possible
There is no trick in it. Oasis is the developer. We own the land we sell, so there is no lender in the middle adding a margin, and no financing product being sold to you. The payment plan is simply an agreement between you and the company that owns the land: you pay a fixed amount each month, and when the balance reaches zero, the title transfers into your name. We have worked this way since 2008, and over 1,000 purchasers have bought their land exactly like this.
Because there is no lender, there is also nothing to apply for. The plan is agreed directly with us, the monthly figure is fixed from day one, and it is printed on every listing next to the price, so you know the number before you ever speak to a person.
The plan in numbers
How it works, start to finish
Choose your lot and reserve it
Every listing shows its price and its fixed monthly figure side by side, so you can shortlist on the number that matters to you. When one feels right, a fully refundable $250 reserves it and takes it off the market for 10 days.
Review, then exchange the Agreement
You receive the Agreement of Purchase and Sale together with the lot's due diligence pack. Read it at your kitchen table, share it with your own lawyer if you wish, and ask us anything at all. When you are comfortable, the Agreement is signed electronically.
Pay the deposit and start the plan
A US$10,000 deposit secures the Agreement, and selected lots carry no deposit options. Your fixed payments then begin after exchange and run monthly, or quarterly if you prefer, by bank transfer, Wise or standing order. The team confirms your exact payment dates in writing.
Finish, and the title is yours
Make the final payment, on schedule or years early, and the freehold title transfers into your name at the Cayman Islands Government Land Registry under English Common Law, normally within 4 to 6 weeks of the final payment clearing.
How people actually use it
The plan bends to the life, not the other way round. Plenty of our purchasers are years away from their build date: they buy the land now, let the fixed monthly figure run quietly in the background, and start drawing up plans when retirement gets close. Others clear the balance early when a bonus or a house sale lands. Some simply pay in full on day one and skip the plan entirely. All three routes cost the same, because there is no interest and no early settlement penalty on any of them.
Whichever route you choose, the total cost is the same. Once the land is yours, there is no annual land or property tax in the Cayman Islands.
Questions people ask
Can I pay it off early?
Yes, any time, in part or in full, with no penalty and no fees. Many purchasers make lump-sum payments along the way and shorten the term as they go.
Is there a lender or finance company involved?
No. The plan is provided by Oasis Land Development directly. No third party sits between you and your land at any point.
When is the land legally mine?
The Agreement of Purchase and Sale sets your terms in writing from the start, and the freehold title transfers into your name at the Land Registry once the final payment clears, normally within 4 to 6 weeks.
What does the monthly figure include?
The monthly figure covers the land. The two one-off completion costs above are shown separately and in writing, and there is no annual land or property tax after that.
