Pay Your Deposit

Pay your fixed deposit as seen on the payment breakdown within your chosen land listing. The required deposit is listing-specific and may vary by lot or promotion.

Exchange of Agreements

Once you have signed the paperwork, completed AML checks and paid your deposit, the Agreement will be exchanged in the Cayman Islands. You will become the legal contracting purchaser of your chosen building land.

Monthly Payment Plan

Spread the balance over the fixed 0% term shown on your listing (currently 1 to 8 years), with fixed monthly payments. Your first payment starts two months after your Purchase Agreement is exchanged in the Cayman Islands.

Transfer of Title

When the monthly payments are complete, the ownership title for the building land transfers to you. At this point, Cayman Islands Government stamp duty (currently 7.5% of the higher of the purchase price and market value for most buyers, and 10% for property transactions at or above CI$2 million, effective 1 January 2026; first-time Caymanian buyers may qualify for concessions; rates and thresholds may change, so confirm with your attorney before completion) is payable, plus a US$1,520 legal/administration fee to Oasis.

There is a one-time Stamp Duty rate which is:If the purchase price or market value is less than CI$2 million (USD $2,440,000.00), 7.5% is payable at the time of completion and title transfer. If the purchase price or market value is CI$2 million or more, the stamp duty is 10% as of 1 January 2026, pursuant to The Stamp Duty (Rates of Duty) (No. 2) Regulations, 2025. All rates are subject to change by the Cayman Islands Government. If you choose to develop the land before transferring the title, the Stamp Duty will be calculated on the combined value of both the land and the property.

Buyers of any nationality may purchase freehold land in the Cayman Islands. Every buyer completes the standard AML and KYC checks required for a registered land transaction, and freehold title is registered with the Cayman Islands Government Land Registry.
Yes. Buyers complete standard anti-money laundering checks before the payment plan begins. After paying your reservation fee of $250, you will receive a link to complete ID verification, and the Oasis compliance team will verify your details and source of funds as part of the purchase process.
The required deposit is shown on each listing and may vary by lot or promotion. If you would like to pay more to lower your monthly payments, you can discuss this with our Cayman Islands advisors. The reservation fee is fully refundable and is deducted from the total price if you move forward.
The $250 USD reservation fee can be paid by credit card using a secure Stripe link. Deposits and monthly payments must be paid via bank transfer or Wise. The reservation fee is refundable if you change your mind, up until you sign and exchange the Purchase Agreement.
No, there are no hidden fees. The Cayman Islands have completion costs disclosed before title transfer. The only additional costs are one-time Cayman Islands Government stamp duty (currently 7.5% of the higher of the purchase price and market value for most buyers, and 10% for property transactions at or above CI$2 million, effective 1 January 2026; first-time Caymanian buyers may qualify for concessions; rates and thresholds may change, so confirm with your attorney before completion) when you transfer the land into your name after completing all payments, and a US$1,520 legal/administration fee which covers the legal transfer of ownership.
