Land Investment Questions ...

How Does the Purchase Work?

Step 1: Reserve Your Land

  • Choose your land on our website and click 'Reserve' in the featured land section.
  • Pay a $250 reservation fee via secure Stripe to hold the land for 10 days.
  • The reservation fee is fully refundable until you sign the Purchase Agreement.

 

Step 2: Review and Ask Questions

  • Review the Purchase Agreement and legal documents within the 10-day period.
  • A Cayman Islands advisor will reach out to answer any questions.
  • If you prefer not to be contacted, simply select this option at checkout.

 

 Step 3: Pay the Deposit

  • Once you’re happy with the Purchase Agreement, pay your deposit (e.g., $10,000 for Garden View or $20,000 for Waterfront).

 

Step 4: Sign and Finalise the Agreement

  • Sign the Purchase Agreement sent via DocuSign. Then, complete the Anti-Money Laundering (AML) checks.
  • After your deposit is paid and paperwork is exchanged in the Cayman Islands, you officially become the legal buyer of the land.
  • At this stage, the reservation fee is no longer refundable.

Step 5: Payment Plan

  • Pay the remaining balance over 72 monthly payments (6 years) with 0% interest.
  • Your first monthly payment starts 2 months after the reservation is received

 

 Step 6: Land Transfer

  • Once all payments are complete, the ownership title is transferred to you.
  • At this point, you’ll pay a 7.5% stamp duty to the Cayman Islands Government 
  • A legal transfer fee of $1,250 (outlined in the agreement) is also payable to Oasis.

What is Included in the Price of the Project?

The price of the project includes a freehold building lot with comprehensive infrastructure. Here's what is covered:

  • Freehold Ownership: You will own your building lot outright with no leasehold restrictions.
  • Full Infrastructure: This includes:
  • Water Supply: Depending on the development, water supply is either piped directly or managed via water storage tanks.

Additionally, our freehold land comes with outlined planning permission, allowing you to submit a planning application directly to the Cayman Islands Planning Department.

We also offer a 0% interest-free payment plan for every building plot, providing flexibility to pay quarterly or monthly over a specified period.

What are the Payment Terms?

Can I Pay For My Lot In My Local Currency?

As payment is made to the Cayman Islands, only USD $ is accepted, for more information speak to our team.

Do I need to use Oasis’ 0% Developer payment plan?

No, Oasis payment terms are completely flexible and purchasers can pay in full for their lot if they wish.

What taxes will I need to pay on my land?

There are no land or property taxes in the Cayman Islands.
A one-time 7.5% stamp duty, payable to the Cayman Islands Government when you transfer the land into your name after completing all payments.

Do you sell houses / apartments?

No, Oasis Land Developments primarily specialises in selling freehold land lots in the Cayman Islands. We focus on land development projects rather than selling houses or apartments directly. Our offerings consist of carefully selected freehold land lots that provide excellent investment opportunities whether it be oceanfront, ocean view, lake side, lake view or garden view. We understand that purchasing land can be a significant investment, which is why we offer all our clients a 0% interest-free payment plan. This payment plan allows you to spread out the payments over a 6 years, making it more manageable and convenient for you.

Are there any restrictions on foreign ownership in the Cayman Islands?

No, there are no restrictions on foreign ownership in the Cayman Islands. The government of the Cayman Islands welcomes foreign investment and allows individuals from around the world to purchase and own property. Foreign purchasers have the same rights and protections as local residents when it comes to property ownership.

Do landowners have to pay any form of land taxes?

The Cayman Islands have no annual land or property taxes.

The only additional costs are:

  • A one-time 7.5% stamp duty, payable to the Cayman Islands Government when you transfer the land into your name after completing all payments.
  • An administration fee of $1,250, which covers the legal transfer of ownership and is paid to Oasis Land Development as outlined in your Purchase Agreement.

All fees are stated upfront to ensure transparency.

What is Stamp Duty?

Can Cayman property be purchased in more than one name?

Yes, more than one name can be included on the property title at closing, with a maximum five names.

Is it safe to buy a property in the Cayman Islands? Should I be looking at buying in a gated community?

The Cayman Islands prides itself on being one of the safest places anywhere in the world. While there are some beautiful gated communities in the Cayman Islands such as Signature One, you do not need to specifically look at gated communities when considering buying if safety is a top priority, as Cayman has very low crime rates.

What is freehold land?

Freehold land means you own the land outright, there are no time restrictions or lease agreements. It’s full and permanent ownership that you can pass down to future generations.

Do I need a Real Estate Lawyer?

You can complete the purchase without the need for a lawyer; however, Oasis Land Development always recommends hiring a lawyer to assist you.

Can I insure my property against adverse weather?

 Property insurance options are also readily available for added peace of mind. You do not need to insure raw building land. You would take out insurance when you are ready to build. (This is normally done by the builder during the build.) It lasts until the builder hands the completed project to you. 

Do you have any lots close to the water?

Yes, we offer a range of lots that are in close proximity to the ocean or direct to the ocean. You can view a selection of these available lots on our featured lot page. Additionally, please note that we have more land available that may not be listed on our featured lot page.
